Enjoying your home renovations when they’re complete is a great feeling. The hard work and inconvenience have paid off and now it is time to enjoy it.

After investing time and money into making improvements, it is important to ensure that your insurance policy still offers you the right level of coverage on your home.

Not all updates are created equal.

Some updates to your home, such as updating your electrical, putting on a new roof, or replacing outdated plumbing could help you save money on your home insurance policy.

On the other hand, when you increase the value of your home by making improvements inside, it is important to protect that investment. These types of renovations have the potential to increase your home insurance policy coverage and limits.

Finishing your basement, for instance, can significantly increase your home’s value. In the event of a claim, you need your policy to reflect accurate values and replacement costs if damage were to occur.

Do I need to notify my insurance broker of the renovations prior to them taking place?

Yes. Here are a few reasons why:

  • Your home insurance policy might not have the right coverage to protect you if someone is injured while completing the renovation.
  • If you need to file a claim while a renovation is taking place and you failed to inform your insurance broker, you risk your claim being denied.

According to Canadian Underwriter, “policies often stipulate a homeowner must tell their broker or insurer about any remodelling plans once those renovations exceed $5,000, in order to maintain coverage provisions.”

Do I need to contact my insurance broker if I am doing minor maintenance to my home?

Probably not.

Homes need maintenance, just like your car. Maintenance is necessary but does not add value to your home. Maintenance includes things like:

  • Fixing the grout in your bathroom.
  • Replacing a light fixture in your kitchen.
  • Painting your bedroom.

Each insurance company’s policy differs. If you are preparing for a renovation, we encourage you to reach out to discuss your current policy and coverage.
